a) Technical inspection: Where the property is located, kind of property (groundfloor, middle floor, penthouse, villa…) , construction year, orientation, surface and original plan & distribution, among other technical conditions to be taken into consideration depending on each property.
b) Legal due diligence: Analysis of the legal situation of the property, verifying that licenses are in order, compliance with state and local regulations as well as that no infringement procedure is followed against the property.
c) Real Estate study – market research and value of properties with same features and surface in the same area in order to guide you through the bidding process.
d) Debts and charges estimation: We will study all charges and debts that you would have to assume once the auction is won, so that you know in advance the real cost of acquiring the property and the savings that will be obtained compared to its market value.
e) Occupancy of the property: We will verify that there is no one living in the property, which will allow you to possess the property as soon as possible once the auction is won.

Now is the moment when we sign the agreement to be both parties bonded to win the auction. We only charge our fees if you win the bid. You will feel supported by our team from A to Z, day by day.

You will need Spanish NIE (foreign identification number) to participate. If you do not have it, we can offer you other options to participate in the auction and meanwhile we will obtain your NIE using the PoA (power of attorney) that we will require to manage the auction process on your behalf.

We bid as your legal representative always advising you with pros/cons and figures. We will let you know the current bid at each moment so you will decide the bid to be submitted.

Congratulations! We will send you a breakdown with the remaining payment, taxes and expenses. It must be transfered before 30 days.
